DealForge started as a personal project.
Over the years, I analyzed hundreds of properties as a real estate agent, investor, and landlord. Every deal involved the same process: open a spreadsheet, copy numbers from the listing, check rent comps, adjust assumptions, rebuild the same formulas I'd built a dozen times before.
The spreadsheets worked. They were also fragile. Every investor had a slightly different version. Important assumptions were buried in cells. A single wrong reference could change the whole picture — and you might not catch it until you were already under contract. And even when everything was right, the spreadsheet still didn't answer the question I actually cared about:
Is this actually a good deal?
After completing a software engineering program, I decided to build the tool I wished I'd had while evaluating properties. Not to replace investor judgment — but to make the analysis faster, more consistent, and harder to get wrong. A system that surfaces the numbers that matter: cash flow, cash-on-cash return, DSCR, refinance potential, downside scenarios, and the assumptions driving them.
Today, DealForge is where my background in real estate and software development meet. Every calculator, workflow, and feature is built around the same question I ask on every deal I look at:
What has to be true for this investment to work — and what happens if I'm wrong?
Whether you're looking at your first rental property, a BRRRR project, a small multifamily, a commercial or NNN deal, a ground-up development, an Airbnb, a fix-and-flip, or a business acquisition — the goal is the same: better decisions, fewer spreadsheet mistakes, and a clearer picture of what you're actually buying.
DealForge handles deal analysis across residential rentals, short-term rentals, small multifamily, commercial and NNN leases, self-storage, ground-up development, fix-and-flip, and business acquisitions. Key metrics include cap rate, DSCR, IRR, cash-on-cash return, NOI, equity multiple, max offer price, and sensitivity analysis across multiple scenarios. The core platform is free to use with no credit card required.
DealForge is built and operated by Meadowlark Labs LLC, a software company focused on tools for real estate investors and acquisition entrepreneurs.
