Do I need an account to use DealForge?
You can explore the landing page without an account, but you'll need to sign up (free) to create and save deals. Your data is stored securely in your account and synced across devices.
Is DealForge free?
Yes, DealForge is currently free to use with all features included. No credit card required.
What deal types does DealForge support?
Three types: Real Estate (rentals, multifamily, commercial), Business Acquisition (service companies, e-commerce, franchises), and Hybrid (businesses with a real estate component like laundromats, car washes, gas stations).
Analysis & Metrics
What metrics does DealForge calculate?
Depending on deal type: NOI, Cap Rate, Cash-on-Cash Return, DSCR, IRR, Monthly Cash Flow, EBITDA, SDE, SDE Multiple, Revenue Multiple, Break-Even Revenue, and a composite Investment Score (0–100).
What is the Investment Score?
A weighted composite score from 0–100 that evaluates a deal across its key metrics with risk penalties. It gives you a quick read on deal quality, but should be used alongside your own analysis — not as a sole decision factor.
How does Sensitivity Analysis work?
You pick an input variable (e.g., purchase price, rent, interest rate) and DealForge varies it ±4 steps, showing how each change impacts 6 output metrics. This helps you understand which variables have the most impact on your returns.
What is Recession Mode?
Recession Mode applies adverse economic assumptions (higher vacancy, lower rent growth, increased expenses) to stress-test your deal. It shows how the deal would perform under downturn conditions.
Where do the interest rates come from?
DealForge pulls current SBA 7(a), SBA 504, and conventional loan rates from the Federal Reserve (FRED API). Rates are auto-populated but you can always override them manually.
Reports & Exports
What reports can I export?
Four PDF reports: Deal Report (full analysis), Lender Packet (bank-ready with DSCR, S&U, amortization), Negotiation Brief (market valuation + offer range), and Comparison Report (side-by-side deals). You can also export deal data as CSV.
Can I share reports with my lender or partners?
Yes. All PDF exports are designed to look professional and can be shared directly. The Lender Packet is specifically formatted for bank submissions.
What is the Negotiation Brief?
A data-backed PDF that includes fair market valuation range, DSCR-constrained maximum price, price sensitivity analysis, and a suggested offer range — designed to support your negotiating position with sellers.
Scenarios & Comparison
How do What-If Scenarios work?
On any deal, you can create multiple scenarios by adjusting variables like purchase price, rent, vacancy, interest rate, etc. Each scenario calculates its own full set of metrics so you can compare side by side.
Can I compare different deals?
Yes. On the dashboard, select multiple deals using the compare toggle, then scroll down to the Comparison Table. You can also export a Comparison PDF. Deals can be sorted and filtered by any metric.
Account & Data
Is my data secure?
Yes. Deal data is stored per-user in Firebase with security rules that prevent other users from accessing your data. Authentication is handled by Firebase Auth with support for email/password and Google sign-in.
Can I use DealForge offline?
Partially. If Firestore is temporarily unavailable, DealForge falls back to localStorage so you won't lose your work. Changes sync back when the connection is restored.
How do I delete a deal?
Open the deal from your dashboard and click the trash icon. You'll be asked to confirm before it's permanently removed.
Can I delete my account?
Contact our support team and we'll handle account deletion for you. You can also delete all your deals individually from the dashboard.
Troubleshooting
My deals disappeared after refreshing.
This is usually a temporary sync issue. Try signing out and back in. Your deals are saved in Firestore and should reappear. If the issue persists, check your internet connection or contact support.
The metrics look wrong for my deal.
Double-check your inputs — especially purchase price, down payment percentage, interest rate, and income/expense figures. DealForge calculates exactly from what you provide, so accuracy depends on accurate inputs.
PDFs are not downloading.
Make sure your browser allows pop-ups/downloads from the site. If using an ad blocker, try disabling it temporarily. The PDF is generated client-side and downloaded directly to your device.
Interest rates show as 0% or seem outdated.
Rate data comes from the Federal Reserve API and may occasionally be delayed. You can always manually override the interest rate on any deal. Check the Rates sidebar on your dashboard for current values.
