1. Introduction

DealForge™ ("we," "our," or "us") operates DealForge (the "Platform"). This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you use our Platform.

By using DealForge, you agree to the collection and use of information in accordance with this policy. If you do not agree, please do not use the Platform.

2. Information We Collect

We collect the following types of information:

• Account Information: When you create an account, we collect your email address, display name, and authentication method (email/password or Google OAuth). We do not store your password — authentication is handled by Firebase Authentication.
• Deal Data: Financial data you enter into the Platform, including purchase prices, income figures, expenses, financing terms, and scenario parameters. This data is stored in your private Firestore collection and is associated with your user account.
• Usage Data: We collect anonymized analytics data about how you use the Platform, such as features used, pages visited, and general interaction patterns. This helps us improve the product. We use Firebase Analytics for this purpose.
• Device & Browser Information: Standard technical information automatically collected by web services, including browser type, operating system, IP address, and referring URL.

3. How We Use Your Information

We use the information we collect to:

• Provide, operate, and maintain the Platform
• Authenticate your identity and secure your account
• Store and retrieve your deal analyses
• Generate financial calculations, projections, and AI-powered analyses based on your inputs
• Improve and optimize the Platform based on aggregated, anonymized usage patterns
• Communicate with you about your account, updates, or support inquiries
• Comply with legal obligations

4. Data Storage & Security

Your data is stored in Google Cloud Firestore, secured by Firebase Authentication. Each user's data is isolated via Firestore security rules that ensure only authenticated users can access their own documents.

We use industry-standard security measures, including encrypted connections (HTTPS/TLS), Firebase's built-in authentication security, and server-side API route protection. However, no method of electronic storage is 100% secure, and we cannot guarantee absolute security.

5. Third-Party Services

We use the following third-party services that may process your data:

• Firebase (Google): Authentication, database (Firestore), and analytics. Firebase Privacy Policy
• OpenAI: AI-powered deal analysis. When you run an AI analysis, your deal's financial data (not your personal information) is sent to OpenAI's API for processing. OpenAI does not use API data for training. OpenAI Privacy Policy
• Vercel: Platform hosting and deployment. Vercel Privacy Policy
• Google AdSense: We display advertisements on certain pages (such as blog posts and free calculator pages) via Google AdSense. AdSense uses cookies and web beacons to serve ads based on your prior visits to this and other websites. Google and its advertising partners may collect and use data about your browsing activity to provide personalized ads. You can opt out of personalized advertising by visiting Google Ads Settings. 6. Data Sharing

We do not sell, rent, or trade your personal information or deal data to third parties. We do not share your individual deal data with advertisers.

Third-party advertising partners (such as Google AdSense) may collect anonymized browsing data through cookies to serve relevant ads, as described in Section 5 above. This does not include your financial deal data or account information.

We may share information only in these limited circumstances:

• With your consent: When you explicitly choose to share a deal report or export.
• Aggregated & anonymized data: We may use anonymized, aggregated data (e.g., average cap rates across all users) for product improvement or market research. This data cannot be traced back to any individual user.
• Legal requirements: If required by law, regulation, legal process, or governmental request.

7. Cookies & Tracking

DealForge uses essential cookies and local storage for authentication state, theme preferences, and onboarding progress. These are strictly functional.

Firebase Analytics may use cookies to collect anonymized usage data. When you first visit DealForge, a banner will ask for your consent before any analytics cookies are set. You can change your preference at any time by clicking “Manage Cookies” in the site footer, or by clearing your browser's local storage.

We also use Google AdSense to display advertisements on certain pages. AdSense and its partners may set cookies to serve ads based on your browsing history. These advertising cookies are only loaded after you grant cookie consent. You may opt out of personalized ads at Google Ads Settings or by visiting www.aboutads.info.

8. Your Rights

Depending on your jurisdiction, you may have the right to:

• Access the personal data we hold about you
• Request correction of inaccurate data
• Request deletion of your data and account
• Export your data (available via the Platform's CSV/PDF export features)
• Withdraw consent for data processing
• Object to certain types of data processing

9. Data Retention

We retain your account and deal data for as long as your account is active. You may delete individual deals at any time through the Platform. If you request account deletion, we will remove your data within 30 days, except where retention is required by law.

10. Children's Privacy

DealForge is not intended for users under the age of 18. We do not knowingly collect personal information from children. If we learn that we have collected data from a child under 18, we will take steps to delete that information.

11. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of material changes by posting the new policy on this page with an updated "Last updated" date. Your continued use of the Platform after changes constitutes acceptance of the updated policy.
