When Tuscan Design Narrows Your Buyer Pool

Tuscan kitchen design — vine-themed wallpaper, warm terracotta paint, decorative tile, and Mediterranean finishes — carries real appeal for the homeowners who love it. The risk shows up at resale, when the next buyer has to picture themselves in someone else's very specific vision.

Block Renovation featured DealForge founder Alex Wright in the piece. As a former realtor and real estate investor, he saw this dynamic play out firsthand with a seller whose recently renovated kitchen worked against her.

“She viewed those upgrades as a selling feature because she loved them herself. The problem was that they appealed to a very small group of buyers. She unintentionally narrowed her market instead of expanding it. The more specific the design becomes, the fewer buyers can picture themselves living there.”
